November 2008 - Opening Comments
Greetings,
First off, I would like to thank so many of you for your wonderful responses to our first E-Newsletter, sent in August. If you are receiving this for the first time, Montaña Verde has committed to provide you with a bi-monthly E-Newsletter to keep you informed of market trends in Mexico, United States and across Latin America.
This issue addresses “Amenities: A Discussion of Cost Versus Value”. In today’s changing economy every dollar spent is closely considered. Here at Montaña Verde we are working with our clients to maximize our clients’ costs; Maximizing the stakeholder’s return. Today, clients are asking us to perform cost benefit analyzes and feasibility studies to get a full understanding of cost vs. value.
I would like to thank Robert von Hagge, an acclaimed golf course designer who has been intimately involved in the design of more than 240 golf courses around the globe. Mr. von Hagge has been responsible for some of Mexico’s greatest golf courses, including El Tigre, Tres Vidas, Bosques Real, Bajamar, Playacar, Marina Ixtapa and others.
We would also like to thank Mauricio Monroy, Deloitte, Stan Burton, BECK Internacional de Mexico, Fernando Berdeque, Grupo El Cid, Chuck Kinder, BEST’s Golf Guide Magazine, and Mikol Maitland, Arch Terra Design Group, for sharing their expertise and knowledge through their articles in this edition. I would also like to thank Julie Kershner for providing the NAR “Cost vs. Value Report” below.
Additionally, I have included an article discussing the delicate arena of today’s market place. Today, there are far too many projects and developments that need assistance guiding them through to successful completion. This article will discuss how Montaña Verde will work with the financial and developer communities to provide a complete analysis of their specific developments’ market place, and further explore the projects’ demographic, tax, legal, cash flow, financial vulnerability, and economic challenges.
Lastly, you will notice throughout this E-Newsletter the link for Los Niños del las Esperanza. During this holiday season we are reaching out to the real estate community of Mexico to help these 12 orphan children in Mexicali find a new home. In 2005, their orphanage burned down to the ground, and today the twelve children are living with their caretakers and two daughters in a two-bedroom, one-bathroom townhome, which has become far too unsanitary and unhealthy to live in. We have joined community churches and volunteer groups to work alongside and help build these beautiful children a new home.
